Not one house. Two.
Westlake Tropical Modern is a development by KAPA co-founders Benedict Choa and award-winning architect Kee Jing Zhi of Freight Architects - a pair of freehold semi-detached homes at Westlake Avenue, and one of the projects closest to our hearts. Rather than produce an identical mirrored pair, they gave each home its own identity, its own target resident, and its own story. From the street, they read as one considered whole. Step inside, and they couldn't be more different.

The Tembusu House
Garden. Family. Stillness.
Named for the tropical evergreen native to Southeast Asia, The Tembusu House is designed for multi-generational family living. A quarter of its land - roughly 1,000 sqft - is given over to a bespoke zen garden, created in collaboration with renowned Hong Kong artist and fine jeweller Dickson Yewn, drawing on Taoist philosophy and the I-Ching. Inside, a sculptural spiral staircase anchors the double-height living hall. Outside, a sunken entertaining patio and barbeque deck extend the living space into the landscape.

The Caspian House
Water. Entertainment. Drama.
Named for the world's largest lake, The Caspian House is designed for those who live to entertain. A cascading waterfall flows into an L-shaped pool and linked jacuzzi, while full-height glass walls dissolve the boundary between the living room and the water beyond. The second floor trades conventional bedrooms for a generous sheltered outdoor terrace. On the attic level, the master suite opens to a private outdoor spa - the quieter reward at the top of a house built for spectacle.

Both homes have been sold. If you have a site - or a vision - we'd like to hear about it.
