The Complete Landed Rebuild Guide
A landed rebuild in Singapore takes twenty-one to twenty-eight months from first consultation to handover. Three to six of those are design and authority submission; the rest is construction, interiors and TOP. The decision that governs everything else is made before any of it: whether the plot supports the house you want.

How Long Does a Landed Home Take to Build?
A rebuild takes twenty-one to twenty-eight months. A reconstruction takes eighteen to twenty-four. An A&A takes fifteen to twenty-one. A whole-house interior commission takes six to nine. In every case a meaningful share of the time is design and approvals, and that is the part people forget to budget for.

Monthly Site Reporting: What to Look For
Read the reporting for trends, not for status. Three consecutive months of a trade running slightly behind, a rising count of open queries, or a long-lead item still unconfirmed at month eight are the patterns that precede a delay — long before anything appears on a programme as late. A long-lead item is anything whose order date is set by its lead time rather than by when it is installed: stone, imported glazing, a lift, specialist joinery.

Can You Stay in the House During Construction?
For a rebuild, no — the house comes down, and you are out from demolition until the house can be occupied. For an A&A, occasionally, but anything structural, any roof work, re-servicing or major hacking means moving out. The cost of living elsewhere belongs in the project budget from the first meeting.

Rebuilding a Terrace House in Singapore
A terrace rebuild is a full demolish-and-rebuild on a narrow plot that shares walls with the houses on both sides. The plot sets the limits: URA's minimum is 150 square metres and 6 metres wide for an intermediate terrace, and the storey control for your street sets the height. The shared walls set the method.

Rebuilding a Semi-Detached House in Singapore
A semi-detached rebuild replaces your half of a pair while the other half stays. URA's minimum plot is 200 square metres, 8 metres wide side to side, and your street's storey control sets the height. The question that shapes everything else is the party wall you share with your neighbour.

Rebuilding a Bungalow in Singapore
A bungalow rebuild gives you the most freedom any landed house offers: no shared walls, setbacks on every side, and room for a basement, pool and garden. URA's minimum plot is 400 square metres and 10 metres wide. The storey control for your area and the envelope rules set how much house the plot can carry.

Rebuilding a Good Class Bungalow
A Good Class Bungalow is a detached house in one of Singapore's gazetted Good Class Bungalow areas, on a plot of at least 1,400 square metres. Rebuilding one follows the strictest landed parameters: two-storey height control, generous setbacks and its own site coverage limits. The size of the plot is what makes the design possible.
